While the market isn’t moving at the frenzied pace we saw a few years ago, it has settled into something healthier and more predictable across both the Main Line and Philadelphia. Well-priced, well-presented homes are still selling, and often with strong interest, while properties that miss the mark are sitting longer and facing price adjustments. The difference comes down to strategy.
 

What We’re Seeing on the Main Line and in Philadelphia

Inventory remains relatively limited in many Main Line neighborhoods and in desirable areas throughout Philadelphia, particularly for homes with strong layouts, character, and thoughtful updates. Buyers are active across both markets, but they’re more selective and more analytical than before.
